Option 1: Buy a farmland

Highlights:

Block the farmland by making a
downpayment of Rs.1Lakh
Buyer gets 3 weeks to verify the documents
Post which seller and buyer get into sale agreement with seller paying 50% of the total sale value.
11E sketch is applied
Once 11E sketch is ready sale deed is exectued and land is registered in the name of buyer after payment of the balance amount.

Option 2: Block a farmland

Highlights:

Pay 50% and block the land and price for upto 1 year.
Buyer can purchase the land within agreed timeline (at no extra cost).
Hold period can be extended. But price will be updated to current per sqft price.
Incase the buyer is not able to purchase the farmland, 10% of the amount will be deducted from the downpayment and the balance amount will be returned back.
Buyer can request to transfer the land to 3rd party by cancelling the current sale agreement. 5% agreement cancellation charges applicable.
